Tips to be prepared in california
These past few weeks, you couldn't turn on the news without some kind of report regarding the various natural disasters hitting different areas. From hurricane Harvey to the 8.0 earthquake in Mexico, so much has happened recently. Our hearts go out to all the victims of these events. What we find beautiful is that through these horrific events, there are so many out there who are looking to help!
Today, we wanted to share tips with you for earthquake preparedness. Keeping you and your loved ones safe is top priority.
1. Have a plan -
We know it sounds simple enough, but make a plan with the people living with you as soon as possible! If everyone knows the plan of what to do during and after an earthquake, this can reduce panic. Things to include would be:
What would be the safest place in the house for protection
If this happens while everyone is out of the house, make a plan for a meeting place and communication methods. If you have small children, have a plan of who will pick up the kids, and back up contacts in the event you aren't able to leave your location.
Have an emergency kit ready at home and in your car. Place non perishable foods, water, extra baby supplies, first aid kit, flashlights, emergency cash, trash bags, feminine products, emergency blankets, medication, and important documents (or copies of these) in your emergency kits. Many people have kits at home, but what happens if something occurs while you are in your car. We practically live in our car as REALTORs so it is super important we do, but have a case of water and some supplies in your car.
2.Consult with a professional about securing your home -
Securing your home is important. If you have hanging fixtures and large cabinets, have someone come by to ensure they are secure and meet the requirements for safety. Water heaters in California are supposed to be double strapped. This is to ensure they are secure. It wouldn't hurt to have a structural engineer to advise and check on anything that may need to be taken care of ahead of time as to prevent damage as much as possible.
3.Practice an Earthquake Drill-
They do them at school and at work, so why not at home? Practicing helps everyone execute the plan as soon as something happens. Here are some tips from www.Ready.gov:
"Plan and practice how to Drop to the ground, Cover your head and neck with your arms, and if a safer place is nearby that you can get to without exposing yourself to flying debris, crawl to it and Hold On to maintain cover."

Reason being is that it takes a while to not only find a home and complete the buying process, but now a lot of sellers are looking for flexible buyers. New Year New Changes
In our December Neeley News Newsletter we spoke a lot about many of the different changes to be put into effect in 2017. Along with the water conserving laws and market predictions, more interesting news has hit the news stands! The Federal Housing Administration has announced that there will be a reduction in annual insurance premiums. If you are putting less down on a home this will help improve your monthly payments. It was also announced that the loan limits have increased! Those using conforming loans that qualify, will be able to get a bit more home than before.
Lot's of new programs have become available to future home owners making dreams of purchasing their home a reality. Not all lenders carry the same programs, so speak with us today about what options may be available to you. Also, there is a grant being provided where 6 months of your HOA payments can be paid.
